RULES OF CONDUCT AND RECREATIONAL USE

MEMBER:   The use of the word "Member" shall pertain to any owner of record of property within Countryside Subdivision. Every such owner is a "Member" of Countryside Lake Homeowners' Association, Inc. The subdivision and Association are established, defined and governed by various recorded documents, including the subdivision plats, conditions of covenants and restrictions, corporate charters, and bylaws. In accordance with one or more of these documents, each Member shall be responsible for any person to whom he or she may delegate his right of enjoyment of the lake and use of common facilities. Any person who is a delegate of a Member (being members of his family, his tenants, or contract purchasers who reside on the property) and as such has been delegated that Member's right to use the common areas must provide written authority from the Member to the Association in a form reasonably acceptable to the Association.  Use of the common areas of the Association and conduct in public areas will be subject to the established and published rules stated herein, and any modifications to these rules as they are published.

RESIDENT IDENTIFICATION:   Member identification (badges) issued by the Association to be worn by the member for identifying an approved Water Craft, shall not be given, loaned or transferred to someone who does not reside at the member's address. Water Craft Identification will be placed on  both the front left and front rights to be visible from both sides. GUEST OF RESIDENTS:   The Member shall at all times be responsible for the conduct of their guest, informing their guest of the rules of conduct, and the enforcing of the rules of conduct on their guest. If a guest or a member violates the rules of conduct, the member shall be subject to the sanctions and such sanctions shall be enforces as if the member violated the rules of conduct. No guest at anytime shall assume any rights of a member by their presence as a guest of a member of the Association.

USE OF THE LAKE, PENINSULA OR OTHER COMMON AREAS:: The members shall at all times follow the direction, requests and enforcement of the Rules of Conduct by the Officers, or Lake Patrol of this Association. The appropriate identification (badges) must be visibly worn at all times with identifying markings facing out. Boats must be marked with the appropriate identification in the location specified upon issue.  They cannot be given, loaned or transferred to someone else who does not live at your particular address.

LAKE:  Use of the recreational facilities by a guest must be under the direct supervision of a member whether in a boat or from the common areas. Use of the recreational facilities by a child under the age of twelve years of age must be under the direct supervision of an adult member whether in a boat or from the common areas. Pets must be on a leash. No pets at Homeowner events. No placement of foreign materials, grass clippings, tree limbs, trash, dog feces, debris or chemicals are allowed in the lake. No oil, chemicals, antifreeze, paint or debris of any nature is to be poured or washed into a street gutter or storm drain which eventually ends up in the lake.  No cedar trees or Christmas trees shall be placed in the lake until the location and nature of anchoring are submitted to and approved by the Board of Directors. No fuel operated devices or motors of any nature are allowed on the lake. Fishing by means of trout lines is not allowed. Jug fishing is only allowed from and in front of your own lake front property. Do not empty leftover minnows in the lake, as they grow up to by trash fish, which is not good for the lake. Members who live directly on the lake are responsible for maintaining and repairing the seawall on their property at all times.

RECREATIONAL COMMON AREAS:   No fireworks or littering are allowed.  Use by members for parties numbering over ten (10) guests must be submitted in writing and approved in advance by the Board of Directors. No activities are to be allowed which shall create a nuisance to others in the recreational area or residents in direct proximity to the recreational areas.

ACCESS EASEMENTS:   ("A" AND "B" LOTS)  No structure, fencing, planting or other objects shall be placed or permitted on the access easements which restricts or interferes with the access to the lake The easement area of each lot shall be maintained continuously by the owner of the lotexcept for those improvements for which a public utility company is responsible or for those improvements for which the Homeowners' Association takes responsibility. The grass on the easement area of each (A or B) Lot shall be cut by the homeowner. During the growing season grass shall be cut, at a minimum of, every fourteen (14) or until the grass reaches a height no greater than seven (7) inches. No pools, spas or other chemically treated waste shall be drained or emptied into an access easement. The use of the access easements is for the residents on that specific easement to access the lake. No trespassing across a private residential lot to gain access to the easement is allowed. No trespassing outside of the access easement onto lots bordering the lake is permitted. No storing of boats or any other items will be permitted in the easements. Easements are to closed off at the street to keep people from entering other that the homeowners who live on this easement.

PARKING:   No vehicles are to be parked off the designated parking area or blocking the boat ramp. Any vehicles parked  in a prohibited area will be towed at the owner's expense. Boats launched from the peninsula shall be from the designated area and at your own risk. The boat ramp is not to be used for any purpose other than launching of boats. No play on the boat ramp is allowed.

ARCHITECTURAL:   No docs, pilings, fences, lake walls or other structures shall be commenced, erected or maintained upon any lots bordering Countryside Lake unless and until the plans and specifications showing the nature, kind, shape, height, materials and locations of the structure shall have been submitted to and approved in writing by the Board of Directors of the Association or by an Architectural Committee composed of three (3) or more representatives appointed by the Board.

MOVING:   You must inform the Management Company, should you sell, rent or leave the property for any reason. If you sell your property, you are legally obligated to advise the realtor and the new homeowner of the Homeowners' Association and the amount of the annual dues.  Please e-mail  jmillard@keithcollinsco.com or call 753-4170.
